South and East Lincoln New Construction Loans: Wilderness Hills, Yankee Hill and Impact Fees — Nebraska Home Next
Updated October 2026
A new home in Wilderness Hills or along Yankee Hill can have a manageable advertised payment and a much larger finished budget. Lot premiums, unfinished landscaping, impact fees and taxes assessed after construction all deserve attention before you sign. Fallbrook provides a useful comparison on Lincoln’s northwest side, but it is not part of the south Lincoln growth corridor.
Price the finished property, not the model home
Ask the builder for a signed specification sheet separating the base house, lot, upgrades and allowances. Determine whether utility connections and applicable Lincoln impact fees are included in the contract or remain buyer expenses. Avoid adding a fee twice when the builder has already embedded it in the price.
- Identify allowances for flooring, appliances and fixtures.
- Price sod, sprinklers, fencing and window coverings separately.
- Confirm responsibility for driveway approaches and sidewalk completion.
- Ask how change orders affect appraisal value and required cash.
A lender’s appraisal must support the finished contract price. Upgrades that cost $20,000 do not automatically add $20,000 of appraised value.
Match financing to the construction arrangement
Buying a completed builder-owned house usually involves a purchase mortgage. Owning the lot and paying a contractor through draws may require construction financing with inspections, reserves and a conversion plan.
For 2026, the baseline conforming loan limit is $832,750 across all 93 Nebraska counties. The FHA floor is $541,287; these are loan amounts, not maximum purchase prices. Review FHFA Loan Limits and HUD FHA Mortgage Limits when comparing structures.
An extended lock should specify its expiration, extension charges and what happens if completion slips. Compare lender credits and builder incentives against today’s mortgage rates, using identical loan amounts and lock periods.
Build a realistic first-year payment
A vacant-lot tax bill is not a reliable estimate of taxes on a completed house. Request a completed-value estimate and ask how Nebraska’s LB 34 school property tax relief appears on the county bill. Do not subtract that relief again if the estimate already incorporates it.
Use the monthly payment calculator with finished-home taxes, insurance and any association dues. Keep a separate cash reserve for post-closing improvements and possible escrow adjustments. That budget makes a move-in-ready quote meaningfully comparable with a cheaper house that still needs substantial exterior work.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
