Assuming a Low-Rate VA or FHA Mortgage in Sarpy, Douglas or Lancaster County — Nebraska Home Next
Updated October 2026
A low-rate assumable mortgage near Offutt Air Force Base can be attractive, but the rate is only one part of the transaction. Buyers in Sarpy, Douglas and Lancaster counties must also fund the seller’s equity, obtain required approval and understand the existing loan’s remaining obligations.
Calculate the equity gap before comparing payments
Suppose a home sells for $360,000 and its assumable mortgage balance is $250,000. The buyer must cover a $110,000 gap, plus applicable transaction costs, unless an approved financing structure addresses part of it.
A second mortgage can reduce the cash requirement, but its payment and rate belong in the affordability calculation. The existing mortgage holder and any additional lender must accept the proposed structure.
Review the original loan terms, remaining amortization, payment history and current escrow analysis. A low note rate does not prevent Nebraska property taxes or homeowners insurance from increasing. Use the amortization schedule to understand the remaining payoff path and the monthly payment calculator to include any second-loan payment separately.
Separate FHA approval from VA entitlement
FHA loans are generally assumable subject to the applicable approval and credit requirements. Existing mortgage insurance obligations can continue after assumption, so request the actual premium schedule rather than estimating from the interest rate alone. HUD FHA Mortgage Limits is an official starting point for FHA program information.
VA assumptions require special attention to the seller’s entitlement. A buyer does not necessarily need to be a veteran, but an assumption without an eligible substitution of entitlement can leave the seller’s entitlement tied to the loan.
Release of liability and restoration of entitlement are different issues. Have the servicer explain both in writing. Eligible veteran buyers should ask whether substitution is available and what documentation is needed.
Build the contract around the approval process
Before agreeing to a closing date, request:
- The servicer’s assumption application and processing timeline.
- Required credit, income and occupancy documentation.
- An itemized estimate of assumption fees and closing costs.
- Written treatment of escrow funds and any shortage.
- Confirmation of how the seller’s liability will be addressed.
An existing loan assumption is not the same as originating a new mortgage under 2026 loan limits. Compare total financing costs, not just advertised rates, using resources from the Consumer Financial Protection Bureau.
Finally, budget local taxes accurately. Our Nebraska county escrow calendar helps explain why the assumed payment may change after transfer.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
