Comparing NIFA, FHA, Conventional and USDA Loans When Nebraska Property Taxes Drive DTI
Updated October 2026
A Nebraska buyer can qualify comfortably on principal and interest yet struggle once property taxes, homeowners insurance and mortgage insurance enter the calculation. Compare loans using the same address and realistic escrow estimates, not a statewide average or the seller's unusually low tax bill.
Compare the complete housing payment
Debt-to-income ratio, or DTI, compares qualifying monthly debt with gross monthly income. A $600 monthly tax estimate instead of $350 adds $250 to the payment before any change in interest rate. On $7,500 of qualifying monthly income, that difference adds about 3.3 percentage points to DTI.
| Financing path | Main comparison point |
|---|---|
| Conventional | Credit-sensitive pricing and mortgage insurance |
| FHA | Upfront and annual mortgage insurance alongside flexible underwriting |
| USDA | Address and household-income eligibility, plus guarantee fees |
| NIFA-assisted financing | Underlying mortgage requirements plus assistance obligations |
The 2026 baseline conforming limit is $832,750 throughout Nebraska's 93 counties. The 2026 FHA floor is $541,287. Check property-specific limits through FHFA Loan Limits and HUD FHA Mortgage Limits, especially when comparing property types.
Separate assistance from qualification
NIFA is not a separate federal mortgage insurance category. Its programs pair financing and assistance subject to program and lender requirements. Homebuyer Assistance combines a first mortgage with a second loan offering 5% assistance, capped at $10,000, over 10 years at 1% interest. Include the second-loan payment in qualification.
The First Home Grant offers $5,000 to $10,000 for households at or below 50% of area median income. Military Home provides another route for eligible military borrowers. Review current availability with the Nebraska Investment Finance Authority.
Investigate taxes before choosing a loan
In newer Douglas, Sarpy and Washington County subdivisions, SID bond and general levies can add roughly 0.40% to 0.90% of taxable value. Obtain the parcel's actual levy rather than assuming every neighborhood carries that charge.
Nebraska's LB 34 school property tax relief is reflected directly on county tax bills; do not subtract the same credit twice. Existing homestead exemptions also may not transfer to a buyer.
Use the monthly payment calculator to compare complete payments, then request an address-specific breakdown through a financing quote. Choose the structure that preserves both qualification room and cash reserves.
Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
