Nebraska Jumbo Mortgages: UNMC/Creighton Physician Loans, Reserve Tiers and Appraisals
Updated October 2026
A higher-priced home in west Omaha, Elkhorn or Lincoln's Wilderness Ridge does not automatically require a jumbo mortgage. The dividing line is the loan amount, not the purchase price. In 2026, Nebraska's baseline conforming limit is $832,750 across all 93 counties.
Determine whether the loan is actually jumbo
A $950,000 purchase with a $150,000 down payment produces an $800,000 base loan, below the one-unit baseline conforming limit. With $100,000 down, the $850,000 loan exceeds it. Property type and unit count matter when applying the relevant limit.
Confirm the current framework through FHFA Loan Limits. Then compare conforming and jumbo pricing rather than assuming one category always carries the better rate.
Jumbo lenders establish their own credit, debt-to-income and liquidity standards. Reserve requirements may increase at higher loan amounts, higher loan-to-value ratios or with additional financed properties. Ask for the exact required months of reserves and which assets count after closing.
Retirement accounts, vested securities and cash may receive different treatment. Money used for the down payment cannot simultaneously satisfy a post-closing reserve requirement.
Evaluate physician programs on their actual terms
Physicians joining UNMC or Creighton may encounter lender-specific physician mortgage programs. These are not automatically university-sponsored benefits, and eligibility can differ for residents, fellows, attending physicians and other professionals.
Some programs allow smaller down payments, different student-loan treatment or qualification using an employment contract before the start date. Others impose specialty, degree, timing or deposit-relationship conditions.
- Compare fixed rates with adjustable-rate structures.
- Ask whether mortgage insurance is required.
- Document student-loan repayment assumptions.
- Confirm employment-start and first-payment timing.
Use the ARM versus fixed calculator to test future payment changes, not just the introductory rate.
Prepare for appraisal and ownership costs
Custom finishes, oversized lots and limited comparable sales can complicate luxury-home appraisals. A lender may require additional appraisal review or a second appraisal under its own rules. Keep liquidity available for an appraisal gap rather than assuming the contract price establishes value.
In suburban SID areas, obtain the actual levy and special-assessment information. High taxes and Nebraska hail-insurance premiums can materially change qualification even for strong-income borrowers.
Compare disclosures using Consumer Financial Protection Bureau resources and request a property-specific quote. Evaluate the complete package: rate, reserves, appraisal requirements, recurring housing costs and cash remaining after closing.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
