Updated October 2026

Nebraska mortgage escrow should begin with the property's assessed value, applicable levies and actual tax credits—not a generic percentage of the purchase price. For ordinary residential property, Nebraska's assessment framework uses 100% of market value. That does not mean every assessment instantly equals a new sale price or that the full assessed value becomes a tax bill.

Separate assessed value from taxes owed

The assessor establishes value; taxing subdivisions set levies; applicable credits and exemptions affect the amount ultimately payable. A purchase price is useful evidence of market value, but your lender should identify which valuation year and property condition its estimate assumes.

This matters particularly with new construction. A seller's old bill may cover only land, while the buyer's future bill includes the completed house. The Nebraska Department of Revenue Property Assessment explains assessment administration and available property-tax relief.

Nebraska's Homestead Exemption can reduce eligible homeowners' property-tax burden. Relevant categories include qualifying people age 65 or older, certain disabled individuals and qualifying 100% disabled veterans. Eligibility, documentation and filing requirements depend on the category; do not carry a seller's exemption into your own estimate automatically.

Apply LB 34 relief only once

The Nebraska School District Property Tax Relief Credit associated with LB 34 is front-loaded onto the county property-tax bill. For escrow budgeting, determine whether the tax figure you received already includes that reduction.

Illustrative calculationAmount
Tax before the applicable bill credit$7,200 annually
Illustrative credit shown on the bill$900 annually
Net tax used for this example$6,300 annually
Monthly property-tax escrow equivalent$525

The $900 is an example, not a promised credit. If the county's quoted balance is already $6,300, subtracting another $900 would underfund escrow. Separate tax-year charges from delinquent balances, penalties and special assessments when reviewing the statement.

Reconcile the lender's initial escrow estimate

Ask the lender which parcel record, assessed value and credit assumptions support its estimate. For suburban addresses, also verify whether SID levies are included. A district charge omitted at closing can outweigh an expected tax-credit benefit.

Use the monthly payment calculator to test the net annual tax amount alongside insurance and mortgage payments. Review the initial escrow deposit separately through the closing cost estimator.

The Consumer Financial Protection Bureau provides guidance on closing disclosures and escrow. Even with a correct starting estimate, later value changes, levy changes or exemption decisions can alter the payment after an escrow analysis.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
