Nebraska Form 458 Homestead Exemption for Seniors (65+), Veterans and Disabled Homeowners — Nebraska Home Next
Updated October 2026
Nebraska's Homestead Exemption can reduce qualifying homeowners' property taxes, but turning 65 does not automatically reduce a mortgage payment. Eligibility, filing, county approval and the mortgage servicer's escrow calculation are separate steps. Start with the exemption category that matches your circumstances.
Identify the correct eligibility category
Nebraska offers homestead relief for qualifying seniors age 65 or older, certain disabled individuals and qualifying disabled veterans, including eligible 100% disabled veterans. Surviving-spouse categories also exist. Income, home-value and documentation requirements differ by category.
Senior eligibility generally involves age, ownership, occupancy and financial tests. Disability categories require their own qualifying evidence. A veteran's disability rating should be evaluated under the applicable Nebraska category rather than assumed to follow the senior income rules.
Use the current forms and category instructions from Nebraska Department of Revenue Property Assessment. The county assessor receives and processes the application; the mortgage company does not determine eligibility.
Assemble Form 458 and supporting records
The usual annual filing window runs from February 1 through June 30. Check the current year's instructions for your category, renewal treatment and any permitted late-filing procedure. Do not rely on a prior owner's exemption or assume an earlier application covers every future year.
Prepare the following before filing:
- Property identification and ownership information.
- Evidence supporting residence and applicable age requirements.
- Required household-income information and supporting schedules.
- Disability certifications or veterans' documentation where applicable.
- Copies of the completed application and submission confirmation.
Ask the assessor how a recent purchase, ownership change, trust or move affects eligibility. Those details can matter even when the homeowner previously qualified elsewhere in Nebraska.
Connect the exemption to your escrow budget
Homestead relief and Nebraska's LB 34 school property tax relief are distinct mechanisms. The school credit directly reduces the county tax bill. Use the resulting bill and approved exemption treatment rather than independently subtracting overlapping estimates.
If taxes are escrowed, send the updated bill or approval documentation to the servicer and request an escrow review. A lower annual liability does not necessarily produce an immediate payment reduction, especially if a prior shortage remains.
The Consumer Financial Protection Bureau offers resources on mortgage payments and servicing. Test the revised annual tax amount in the monthly payment calculator.
For homeowners considering borrowing against their residence, also review the home equity calculator. Property tax relief can improve monthly cash flow, but it does not eliminate insurance, maintenance or repayment obligations.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
