Updated October 2026

A move connected to Offutt Air Force Base or USSTRATCOM brings housing choices across Bellevue, Papillion and the wider Omaha area. VA financing can reduce upfront cash requirements, but the strongest budget also accounts for Sarpy County property taxes, subdivision levies, insurance and the timing of a military relocation.

Start with entitlement and the full payment

Eligible borrowers with full VA entitlement are not subject to a VA county loan cap. That does not remove the lender's income, credit, appraisal or repayment requirements. Borrowers with remaining rather than full entitlement may face a down-payment calculation tied to the applicable county conforming limit.

Nebraska's 2026 one-unit conforming baseline is $832,750 throughout all 93 counties. Our loan-limit guide explains why that figure differs from a home-price ceiling.

VA loans generally require no monthly mortgage insurance. A funding fee may apply, while qualifying disability-related and other exemptions can eliminate it. Establish the exemption status before finalizing the financed balance and cash-to-close worksheet.

Treat veteran property-tax relief as a separate application

Nebraska's Homestead Exemption includes a category for qualifying 100% disabled veterans, alongside categories for eligible seniors age 65 or older and certain other disabled homeowners. VA mortgage funding-fee relief and Nebraska homestead relief are different benefits with different requirements.

Confirm qualifying disability documentation, ownership, occupancy and filing requirements through the county assessor and Nebraska Department of Revenue Property Assessment. A disability rating alone should not be treated as proof that the current county bill already reflects an approved exemption.

Until the exemption is documented and incorporated into the lender's escrow treatment, budget using the supported tax amount. Ask how approval will affect future escrow analyses rather than assuming an immediate payment reduction.

Compare military assistance with location costs

NIFA Military Home may provide another financing path for eligible households. Review the Nebraska Investment Finance Authority and our NIFA program guide to compare the actual loan structure and available assistance.

For newer Sarpy County subdivisions, investigate SID taxes before choosing a home. A low-down-payment loan does not offset an unexpectedly high district levy. Compare homes by complete monthly cost, not purchase price alone.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
