Updated October 2026

Two similarly priced homes near Shadow Lake, Tara Hills or Sumtur Crossing can produce noticeably different monthly payments because of their tax districts. A Papillion postal address does not establish municipal annexation or prove that a Sanitary and Improvement District has dissolved. Compare the actual parcels, not subdivision reputations.

Read the levy before comparing payments

Newer subdivisions in suburban Douglas, Sarpy and Washington counties can carry an additional SID general and bond levy of roughly 0.40% to 0.90% alongside school, county and other property taxes. That range is a budgeting reference, not a guaranteed levy for every active district.

On a $450,000 taxable valuation, the arithmetic looks like this:

Additional SID rateAnnual amountMonthly equivalent
0.40%$1,800$150
0.65%$2,925$243.75
0.90%$4,050$337.50

These figures isolate the SID component; they are not total property taxes. If your tax estimate already includes every district levy, adding this amount again would double-count it.

Annexation changes the comparison, not just one line

Request the current tax statement, levy breakdown and confirmation of municipal status. An active SID generally finances and maintains subdivision infrastructure before annexation, but annexation does not promise a specific reduction in the total bill. Municipal levies and the treatment of district obligations also matter.

For each candidate home, collect:

Nebraska’s LB 34 school property tax relief is reflected directly on county tax bills. Use the net amount consistently rather than subtracting the same credit twice. The Nebraska Department of Revenue Property Assessment provides statewide property-tax resources.

Compare complete ownership costs

Enter each property’s own taxes into the monthly payment calculator. Add insurance quotes and association dues outside the mortgage calculation when necessary. Ask the lender whether the initial escrow estimate uses current valuation or a more realistic completed-home assessment.

Then compare Loan Estimates using the Consumer Financial Protection Bureau framework. A lower interest rate does not necessarily offset several hundred dollars of additional monthly taxes.

If your search extends west, the Gretna new-construction guide explains how builder incentives and rate locks interact with the same SID budgeting problem.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
