Nebraska Closing Costs: $2.25 Documentary Stamp Tax, Zero Mortgage Tax and Title Escrows
Updated October 2026
Nebraska closing costs combine transaction charges, lender fees and money collected for future expenses. Keeping those categories separate makes it easier to understand cash to close and compare estimates. Two state-specific details deserve early attention: documentary stamp tax is generally seller-paid, and Nebraska has no mortgage recording tax.
Calculate the deed tax without inventing a mortgage tax
Nebraska's documentary stamp tax rate is $2.25 per $1,000 of taxable property value, equivalent to 0.225%. The statutory calculation applies per $1,000 or fraction thereof, so a simple percentage can differ slightly when the taxable amount is not an even thousand.
| Taxable transfer amount | Documentary stamp tax |
|---|---|
| $200,000 | $450 |
| $350,000 | $787.50 |
| $500,000 | $1,125 |
The charge is generally allocated to the seller, subject to the contract and any applicable exemption. Do not automatically add it to the buyer's costs merely because it appears on a closing worksheet.
Zero mortgage recording tax does not mean free recording. County recording fees for the deed and mortgage documents remain separate charges. Review the Nebraska Department of Revenue Property Assessment for state property-transfer tax information and request an itemized settlement estimate.
Distinguish fees from prepaid funds
Lender origination charges, appraisal fees, title services and recording fees pay for transaction-related work. Prepaid interest covers the period specified at closing. Homeowners insurance premiums and initial escrow deposits fund insurance and tax obligations rather than lender revenue.
Title-related entries may include a lender's title policy, an owner's policy and settlement services. Ask which policy protects which party and how the purchase agreement allocates those costs. Property-tax prorations are another distinct item: they divide responsibility between buyer and seller according to the transaction's agreed method.
Use the closing cost estimator to organize these categories, then replace planning figures with the actual lender and title-company numbers.
Check the final cash-to-close calculation
Compare the Loan Estimate with the Closing Disclosure using the Consumer Financial Protection Bureau mortgage resources. Track earnest money, seller credits, assistance funds and amounts already paid so none are counted twice.
For new construction, confirm that tax escrow reflects the finished home rather than the vacant lot. Review our property-tax relief and escrow guide for credits already included on the county bill.
Finally, verify wiring instructions through a previously established phone number before sending closing funds. An unexpected email changing the destination account should trigger a direct verification, not an immediate transfer.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
